HappyDoors will perform periodic inspections of the property. The purpose for these is to help us monitor the condition of the unit and to see if there are any maintenance items that need attention.
We typically need access to living areas, bedrooms, as well as the garage and yard when applicable. Some we will be looking for are signs of water leaks, maintenance issues, and overall cleanliness.
Our goal is to protect your privacy as much as possible. During the evaluation, we will be taking pictures so that we can share with the property owner. We ask that you temporarily hide or remove any personal items which you prefer to keep private.
The unit must be in clean condition. All personal items kept in an organized manner. All surfaces should be cleaned, which includes but not limited to, countertops, cabinets, blinds, windows, window screens, baseboards / trim, light fixtures, toilets, tubs/showers, faucets, light switches / plate covers, and floors. If you have a garage, porch, or lanai, then it should be swept and rinsed off. Appliances should be cleaned inside and out. Yards must also be properly trimmed, maintained, and watered.
Note: There is an $85 charge if we have to reinspect the property due to improper cleaning or lease violations. In addition, there is also an $85 charge in the event and appointment is canceled or rescheduled with less that 24 hours notice. We do not like charging fees, so please be mindful of this policy.
